3X gross amount of rent. No outstanding evictions or bankruptcy can have them if dismissed with a zero balance.

How much is the security deposit?

Standard $500.00 approved with conditions $1,500.00, Jetty deposit alternative or Home Body deposit alternative

How much of the security deposit is refundable?

Deposit alternative policy through Jetty/Home Body is not refundable to resident, but it covers outstanding balances up to the amount of the policy in place.

Is there an application fee?

Our application fee is $100 per person over the age of 18.

Is there a late fee for overdue payments? Is there a grace period?

Yes, 10% late fee is charged on the 6th of the month

Is renter's insurance required?

A liability coverage of $100,000 is required

Can I apply online?

You can apply at trailpoint.residentportal.com

Are there Qualifications - income, credit history checks, criminal history, rental history, etc.?

Minimum monthly earnings must equal to 3 times the rent, credit rental and criminal background checks are conducted with every application

What fees/deposits are due upon applying? Moving in?

We require a $100 application fee in addition to a $150 admin fee and prorated rent.

Do I have to pay first & last month's rent?

No

When is rent due?

Rent is due on the first day of every month

How can I pay my rent? What forms of payment are acceptable?

Online payments, MoneyGram, checks and money orders are all accepted
